221 branded residences inside the Al-Ahsa palm oasis — UNESCO World Heritage. Operated by Radisson for 35 years. Architecture by NUAH. Interiors by Kristina Zanic.
Al-Ahsa is the world's largest palm oasis — 2.5 million date palms drinking from a thousand springs, declared UNESCO World Heritage in 2018. It was the seat of Saudi power before Riyadh, the gate of trade between the Gulf and Najd, the oldest continuously inhabited place in the Arabian Peninsula. The Radisson RED rises here — not on its edge, but inside it.
Three typologies. One Kristina Zanic interior language. Each unit yours for fourteen days a year — the rest of the year, the rental pool earns for you.
The math is simple. You buy. Radisson runs it. You take fourteen days a year for yourself — Hajj, Eid, and National Day are blacked out. The rest of the year, your residence is part of the operating hotel. Annual distribution within ninety days of fiscal year-end. Reserve fund at 15% of service charges, minimum SAR 200,000. Aggregate operator fee capped at 20% of total revenue. Read the contract before you sign — but read this first.
